When a home is damaged by fire, most homeowners don’t know where to start.
This project began with a garage fire on December 27th that caused extensive damage throughout the home. Due to smoke contamination and environmental concerns, the entire house had to be taken down to the studs before any rebuilding could begin.

Starting From a Difficult Place
The homeowner had never been through a situation like this before. Between insurance, engineering, permits, and reconstruction, the process can quickly become overwhelming.
From the beginning, our role was to guide the project step by step — coordinating with insurance, engineers, and the city, while helping the homeowner understand each phase and what to expect next.
Design Comes First
Before construction started, we worked through the full design process.
This included:
- Reviewing the existing structure and damage
- Creating updated plans for the rebuild
- Coordinating structural engineering and code requirements
- Preparing and submitting plans to the city
As the design developed, the homeowner also took the opportunity to improve the layout and functionality of the home.
A Fully Managed Rebuild
Once the plans were approved, construction began.
This included:
- Full structural reconstruction
- New electrical, plumbing, and HVAC systems
- Updated framing, insulation, and drywall
- Code-compliant upgrades throughout the home
Throughout the project, we continued working closely with the homeowner to make decisions and adjustments as needed.
Custom Changes Along the Way
Like most real projects, this one evolved during construction.
Some of the key updates included:
- Converting the main living area to a vaulted ceiling
- Reconfiguring layouts to improve flow and usability
- Upgrading kitchen and bathroom finishes
- Adding custom storage and cabinetry
- Expanding and improving the outdoor space
The Final Result
What started as a damaged home is now a fully rebuilt and updated space.
Each change was reviewed, priced, and approved before moving forward, so the homeowner always knew what was happening.
The finished home includes:
- A bright, open living area with a vaulted ceiling
- A modern kitchen with updated cabinetry and finishes
- Fully renovated bathrooms
- Custom details throughout the home
- A refreshed exterior and functional backyard space
